When I started as a home inspector, I had been in construction and renovations in some sort or way for more than a decade, commercial and residential. With that experience I bring into the inspection business, the understanding of differences between cosmetic issues and real or potential problems. It takes a keen eye and patients to see beyond the obvious. As I say when I start each job “A good look, a good report, means good business.”
With a property inspection you have more confidence in your home purchase or at least an understanding of what you are buying. Not every house is going to pass without its issues. That is not always a terrible thing but knowing what you are getting into is the key. A home inspection is going to help you see what that may be. What we are looking for, firstly is structural and safety issues. Then the overall condition of the property and equipment there-in. Depending on the customer, any items of concern we can explore deeper. The time it takes to complete can vary with size and age and how much we may have to research something that catches out eye. Being thorough is important, rushing the job is never a good thing.
Wind Mitigation. When you’re shopping for insurance a wind mitigation could help you get discounts on your policy. There are certain things that mitigate potential damage to your home in the case of a dangerous storm that insurance companies are looking for.
Four-point inspection. A simple explanation of this because, I am often asked “why do insurance companies want these”. Pardon the example, but as easy as I can make it. Think of it like buying a car. With the car you have the make model and year and value listed in a book all in one place. Well, that’s not necessarily the case with a house. Insurance companies use a four point to assess the condition of the home and its attributes. We do nothing about or with the estimated value of the home we are the eyes for the insurance company for them to see what they are insuring.

What is the purpose of a HUD consultant? The Consultant inspects the property and prepares a feasibility study, architectural exhibits, work write-ups, cost estimates, draw request inspections, and change orders; and ensures that all work is performed in compliance with FHA requirements.
